Did I Miss My Window?

Did I Miss My Window?

I keep hearing the same question lately. "Did I miss my window?"

No. You didn't.

I get why people worry. I've been selling homes in the East Valley since 2014, and I've walked over a hundred families through this. A few years ago, waiting a month felt like a mistake. Blink and the house was gone, usually for more than asking. That market is over. This one's better.

What this summer actually looked like

Here's where things landed by late summer 2026, based on closed sales:

  • Phoenix prices were up about 1% from last year. Statewide, they dipped slightly.

  • Homes took around 66 days to sell, and there's about five months of supply.

  • Homes closed at about 98% of list price. About 1 in 5 sellers cut their price. Only 13% sold over asking.

Translation: no crash, no rocket ship. Prices held steady. Steady is healthy, and it's good for everybody.

If you're buying

Slow down. You're allowed to now.

Compare homes. Negotiate. Ask for a repair credit or help with closing costs. A few years ago, that request would've lost you the house. Today it's a normal conversation.

Good homes priced right still move. You just don't have to decide in the driveway anymore.

Same rule as always, though. Lender first. Know your number before you fall in love with a kitchen.

If you're selling

You can still do very well. The homes that sell are priced right and look great on day one. The ones that sit are usually priced a little high or need some attention.

Both are fixable. Just be honest about it before you list, not two months in.

That's why I price with my laptop open. Your home, side by side with the actual competition. The kitchen here, the bath there. The price usually makes itself.

If you're on the fence

Let's talk. I'll pull recent sales in your neighborhood, we'll look at them together, and you decide.

Sometimes that means go. Sometimes it means wait. Either one is fine. My job is to tell you the truth, not talk you into something.

You didn't miss your window. The market changed, and mostly for the better.
