Chandler, AZ Real Estate Market Update — July 2026
Happy July, Chandler! As we head into the second half of 2026, I wanted to give my clients and neighbors a clear-eyed look at where our local real estate market stands. I'm Donna White, a REALTOR® specializing in Chandler and the Southeast Valley, and helping buyers and sellers make smart real estate decisions in this community is my passion. Here's what you need to know this month.
July 2026 Market Snapshot: Chandler, AZ
The Chandler real estate market continues to show resilience heading into summer. While Arizona's summer heat traditionally slows buyer activity, 2026 has seen sustained demand from corporate relocations and buyers drawn to Chandler's exceptional quality of life and job market.
Key stats for July 2026:
- Median home price: Approximately $485,000–$520,000 for single-family homes
- Days on market: Averaging 32–42 days for properly priced homes
- Active inventory: Slightly improved vs. 2024–2025 lows, providing more options for buyers
- List-to-sale price ratio: Most homes in the $400K–$600K range are selling within 2–4% of list price
We're in what I'd describe as a "balanced market leaning slightly toward sellers" — meaning well-priced, well-presented homes move quickly, but buyers have more negotiating room than they did during the peak years of 2021–2022.
Neighborhood Highlights: What's Moving in Chandler
Not all of Chandler is performing the same. Here's what I'm seeing across the city's most popular neighborhoods:
Ocotillo and Fulton Ranch: These established master-planned communities near the lakes continue to attract premium buyers. Waterfront lots and golf-adjacent homes in the $600K–$1M range are seeing consistent demand. If you're a seller in these neighborhoods, now is a strong time to list.
Downtown Chandler and the Urban Core: Walkable condos and townhomes near Downtown Chandler's restaurant row and the Price Road tech corridor are popular with young professionals and corporate relocators. Inventory here is particularly tight.
South Chandler and the Williams Field Corridor: Newer builds in this area — many 2015–2022 vintage — are popular with families and first-time buyers. These homes tend to move quickly when priced under $500,000.
What This Means for Buyers and Sellers
Sellers: The summer months are a good time to list if your home is priced correctly. Less competition from other sellers means your listing stands out. Invest in professional photos, a pre-listing inspection, and make sure your home is show-ready before going live. Homes that check all the boxes are still attracting strong offers.
Buyers: Take advantage of the slightly slower summer pace to find well-located homes without the extreme pressure of bidding wars. Interest rates have stabilized in a range that makes monthly payments more predictable — now is a solid time to lock in before any fall activity surge.
