Foreclosures are Coming

You've probably seen the headlines. Foreclosures in Maricopa County are on the rise.

The number is real. We were sitting somewhere in the 300–350 range of foreclosure notices posted per month. Now it's 450–500.

Do the math — that's a 60% jump. Great pull-quote for a newspaper.

Here's what it means for buyers right now.

Nothing.

Not a thing.

The view from my book

At the end of my last piece I said I'd come back to foreclosures. Here we are.

I've closed a lot of homes across the East Valley — Chandler, Gilbert, Maricopa. Short sales this year? One on my desk. Foreclosures I've walked a client through? Zero.

Am I saying the notices aren't going out? Of course they are. Agents are bumping into short sales a little more often than we did the last few years. That's real. That's the reality on the ground.

But it's a trickle, not a wave. And the two get talked about like they're the same thing.

What your brain is doing right now

I know what happens when a human hears "foreclosures are up." Your brain grabs the last time you heard that phrase and drops the same emotional wallpaper on it.

2007 to 2010.

People losing their shirts. Deals piled on deals. That regret a lot of us still carry — that we didn't back the truck up and buy more houses when we could.

I felt it too. But that memory is doing you a disservice on today's numbers.

Let's put 2009 on the same chart and look at what "up 60%" actually is next to a real crisis.

So what's true?

Both things.

The headline is accurate. Foreclosures in Maricopa County are climbing.

And the movie playing in your head about what that means — this is not that. Not even close.

If you're actually a buyer, listen up

There are good buys out there right now. Some of them don't make it to Zillow, Realtor, or Redfin. Some do, and they get lost in the noise.

If you're serious and you can hand me your must-haves, I'll dig. I'll work my network, chase what's coming to market, and put a short list in front of you.

Not a firehose. A short list.
